Choice between, Chapelizod, Fairview and Rathmines

    So im moving in with two friends. One who currently lives in rathmines and loves the places the other is flexible on where we go. Naturally cash is king so we are looking for something in the 1000-1300 range PM and need 3 rooms. Having looked at a few 3 beds in rathmines it seems we wont get anything thats in anyway spacious. something which id hate, id rather move further out in order to get some more breathing room. For me chapelizod is lovely, the area seems nice and the properties are a decent size compared to rathmines. Lastly fairview is on the cards mainly because of the price of places and they tend to be houses rather then apartments. Anyone got suggestions between the three? Info or insights would be great!!

    In my opinion Rathmines is unbeatable in terms of amenities, facilities, and distance from town. Everything is on your doorstep. It's really up to you to decide what compromise you want to make between price, size, and location. But for location I would go for Rathmines every time.

    There is nothing realy in Chapelizod

    Few pubs, a post office and a Spar shop

    Nice area but you'll be needing a car unless you walk 20 minutes up the hill to Ballyfermot for things like Tesco
    That hill will either kill you or get you fit :pac:

    Rathmines or fairview I think. Rathmines is nicer though.

    Rathmines, Unless you work on the Northside, then Fairview would be better. Rathmines is posher and generally more upmarket. Chapelizod
    is too close to the wild west to be honest.

    Rathmines is by far the best option. As other posters have stated, there is nothing really in Chapelizod, as nice as it appears.

    Fairview is probably on a par with most amenities bar having the choice of supermarkets available in Rathmines. Tesco, Dunnes, Aldi and Lidl are all within a few hundred metres of each other. Then there's the choice of bars and restaurants, transport links and the cinema in the Swan centre.

    Fairview very good for cross city buses and the DART. Buses direct to Dundrum and the Square (and even Rathmines!).

    I'd say fairview but I'm totally biased! It's a genuinely nice place to live. I went to school there, loved the well established, well known routine of the place. You don't feel like another anonymous denizen after a while, unlike the rest of dublin.

    Fairview without doubt, and being a stones throw from sea air and the coast is a bonus

    Chapelizod is a lovely village, 3 pubs,1 chemist,1 spar shop,1 post office/shop,You are right beside the phoenix park and also very near liffey Vally shopping centre,its also well serviced by buses to the city,Ballyfermot is up chapelizod hill where you have tescos and lots more shops & pubs,If you want to be out of the way but not to far out chapelizod is ideal.imo.

    fairview has it all, close to city center, dart line , two major rail lines , close to airport and m50,and dublin port and dollymount beach,

    I'd definitely recommend Fairview. The public transport is absolutely excellent, plus the city centre is easy walking distance. There are plenty of shops here, and it's lovely being so close to Clontarf as well. I've lived in the area for a while and have never experienced any anti-social behaviour etc at all. And the rent is such good value compared to other areas. There's a great sense of community about the place too.

    If your working on the North side go for Fairview if city centre or south side then Rathmines by a mile. Its close to so many things and its a much nicer area than Fairview

    Rathmines imho. The village has everything, and Ranelagh village is close by too. Short walking distance to the south city centre too.

    Fairview

    Pros: Cheaper than Rathmines. You'll get far more bang for your buck house there than you will in D6. Close to town if you like to shop or go out on the tear a lot. Lots of buses. DART is near too. Cheap taxi fare home from town. Close to Fairview Park. Close to lovely walks in nearby Clontarf, Dollymount Stand, North Bull Wall, St Anne's Park etc etc. Lots of restaurants, pubs, cafes in nearby Clontarf btw. Croke Park is close if you are a GAA fan.

    Cons: Couple of dodgy areas close by. Important to do your research on the various neighbourhoods that are near. Check out the area after dark and/or when the pubs close. Oldish suburb with oldish houses. Check out BER certificates, insulation and the cost of heating older houses before deciding.

    Chapelizod

    Pros: Close to the Phoenix Park. Great if you are a walker/runner or play lots of sports. Close to the motorway network if you drive out whest or down south a lot. Visually, very pretty.

    Cons: Risk of flooding due to its low level and proximity to the river. Am pretty sure the area was hit hard in the floods of last Oct. Not a lot there really in terms of shops, cafes, restaurants etc etc

    Rathmines

    Pros: Very close to town, well the south side/Grafton St part of it anyway. 20 min walk or shortish taxi ride gets you home. North side of the city/O'Connell St area? Not so much. Lots of amenities, pubs, restaurants, cafe's etc etc close by. On the Luas line if anyone needs to go to Sandyford/Dundrum/Stillorgan areas on a regular basis.

    Cons: Traditionally, it is a part of Dublin that is home to lots of students. Is that who you'd like your next set of neighbours to be? Will be more expensive than the likes of Fairview. You'll get less bang for your buck there. Not close to any motor way networks.

    Overall, I think that your choice should also take into account where your non home time is spent. Do you have a car, or will you be relying on public transport? Where do you and your family and friends work/go to college/socialize? What do you like to do on weekends/days off? What are your hobbies & interests? Do you have a car? That stuff is just as important as the house itself imo.

    Rathmines or Fairview definitely. I think it depends on where yourself and your friends work/go to college/socialise.
