Mortgage & Buy to let question

    Hi,
    If I was to get a mortgage for the max the bank would allow me depending on my finances and buy a property as a home.(approx €250k)
    What sort of chances would I have of getting an other mortgage for a 'buy to let property' if I could get it for a good bit less than what it was worth.
    (eg it was valued at over €300k but I could get it for €200k )

    I know each application is on a case by case basis, but would this be something the bank might look at or would I have no chance?
