Office Fit Out

    Anyone any ideas about office fit-out costs.

    Am looking at renting a 700 squaare foot space at moment and want to fit it out as 2 separate offices and reception area. Looking for approximate costs and any advice about going about the fit-out would be very much appreciated.

    If you give some more info it would help!

    e.g. - what is required, ceilings/floors/decorating /furniture / i.t. ?

    Location ?

    If you're only renting you really should try find something that pretty much meets your needs as IMHO fitout costs for building work in any property that you will have for less than 15 years is a waste of money .

    Walls, ceilings, floors ok I think. Mainly need to build partitions. Will need desks and filing cabinets.

    Think cabling will be fine as it's a recent build (2001).

    Am based in Munster.

    Is there a particular reason you are interested in renting an office space that you will have to fit out yourself?

    There are many offices that are available to rent at the moment, so really as a buyer you have your pick.

    I don't understand why anyone would want to sink thousands in to fitting out an office, when they will have to walk away from it some time in the future.

    Can you persuade the landlord to do the work?

    Hi Jane
    Supply &fitting of new ceiling grid and mineral fibre tile starts off at €18 per sqm
    Plasterboard metal stud walls start off for single layer board with insulation and tape & joint ready for painting € 140 per l/m base on ceiling height at 2.7m
    Single glazed partition system at € 435 per l/m plus €755 for full height veneered door up to 2.7m high with stainless steel ironmongery included and aluminium doorframe .
    Paint & decorating cost starts at €6.50 per sqm.
    Supply and fit MDF skirting incl painting €12 per l/m

    Supply and fit carpet tiles start from €22 per sqm up to €60 depending on requirements.

    What do you mean by per l/m?

    When you say L/m it refers to Linear meter which is the length of the partition multiplied by the height of the partition wall,ie floor to ceiling height. wall,some people quote in Square meters I like to keep it simple .
