    In a small number of transactions included in the Register the price shown does not represent the full market price of the property concerned for a variety of reasons. For example, the price declared may reflect the retention of an interest in the property by the previous owner, or the fact that a part or fraction only of the property is being purchased; alternatively, the property may have been purchased at a reduced price under the Affordable Homes Scheme. In addition, in a very small number of cases, properties may be declared as purchased in exchange for other property, stocks and shares, etc. All such properties are marked **.

    This is helpful, thank you. Still going month by month but at least saves you captchaing each repetition of the address!

    I checked a couple of address sold this year and last. They all seem to be around 10% under asking and they were not bad to start with.

    There is an "all months" selection so you can download a full year

    Do you have to enter a street address, a post code?

    I suppose what I'm asking is will a prospective buyer be able to observe prices in a certain area as time goes on without the ridiculous requirement to know the exact house numbers that have sold and the months/years that they sold in?

    Edit: never mind. It's actually quite usable on a mobile.

    You can enter the area as well and it will give you a list of addresses - for a chosen month/year though. If you want to see them all you can download sheets.
    The search is not very good then but the downloads make up for it.

    I'm very impressed tbh, will it not be pretty easy to manipulate. Stick it into editpad, make a few changes,to make it more sortable and then back into excel. But then, I'm an accountant who can't really see beyond using excel!!

    I think I'm just amazed that they've actually done what they were supposed to and on time (just).

    Well the site itself is pretty awful. The data available as CSV though is definitely more useful.

    I imagine it won't take long until someone has created a much better display/search database for it, including comparison with asking, mapped locations etc.

    Not all a case of the asking prices being higher than the selling prices:

    Asking 239k

    Sold for 270k

    I have only looked for a few mins. Someone will doubtless come up with something that does all the comparisons properly.

    I've just noticed a house that sold in Ballinlough in Cork in April 2011 for 259k is up again on Daft for sale for 245k:eek: What happened there I wonder?!

    I like it. I'm not sure the point of the Captcha, but other than that it is easy to use. I'm particularly appreciative that you can download the entire csv and muck around with the data on your own PC.

    I think Captcha is there so estate agents cant spam the site.

    Awesome!! Dublin 16 is in County cork from now on :D Then found C?bh - guess where is that? You guys cant do a single thing properly! But then again- type everything by hand into excel sheet , I guess :D .
    No wonder I cant find two properties sold in my little village- it could be listed in Co Wiclow. Have to download the whole Ireland then. Interesting reading by theway.

    It's amusing how even now, the asking prices are way off.

    The property closest to me for sale is listed on Daft at ~60% above what the ones around are actually selling for

    Most amazing founding so far: compare them and look on google street view. More expensive house is the last in the culdesac

    I'd imagine it'll at the very least be far more consistent. There are some crazy differences in sale prices for very similar properties at the moment.

    It's funny alright. The database will come into it's own when there are more sales recorded. 3 years of data just isn't enough to iron out anomalies properly.

    In your example, perhaps one seller was an executor who didn't really care and took the first offer. Perhaps the other seller was able to find the world's most gullible buyer. Without more data so we can draw meaningful averages, it'll be hit and miss for a while, but an invaluable tool regardless.

    Imagine you were the buyer of the more expensive one now though and you went and found that! You'd probably puke.

    Indeed. There are a few glaring anomalies.

    Most expensive house is €125,172,000 in Co. Limerick, followed by €24,100,000 for a house in Rollins Villas in Sallynoggin, another in Limerick for €18,000,000, one in Carlow for €17,533,039 etc.

    Amusing that the civil service, paid to do this sort of thing, don't bother, and rely on members of the public to do it for nothing.
