    NAMA in action here? A rake of houses sold for exactly €220,264.31 VAT exclusive on the same date(05/03/2012) at Cruise Park Drive, Tyrrelstown, Dublin. Houses on same street sold for substantially less before the date at 132k(none after) but even these look suspicious :)

    the 132k house on same street could be less rooms/smaller/diff type house etc.. do you know the houses/are they the same? otherwise a comparision like that can be misleading...

    Ive seen the same thing in west Cork where two identical houses were sold for 60% of the asking a day and €1 apart.

    There were 40 houses in these transactions sold for the exact same price on the same day. Search for Cruise Park Drive on the register http://www.propertypriceregister.ie

    I wonder if these houses of this sold type are included in the CSO\estate agents monthly stats to try to prop up sales volume reports that you hear about in the media? Misleading they are as they look like NAMA purchases.

    (Similar results to a search for "Alliance Building", countless results for apts sold on the same day for the same price to the same cent. Alliance Building is in Gasworks, Ringsend, Dublin. They were apts unsold for years)

    When I first saw the list I thought the same thing but SURELY the council would not pay way over the market price(I mean current sales prices in that area) for houses??? I would have thought that they would have negotiated an even lower price as they were buying in bulk. (if of course it was them)

    On another note as they are all in close proximity could this be a NAMA purchase from a developer? (as somebody has already said to inflate prices for the area) I wonder were the houses ever sold originally or are they some of the stockpile that the developer thought he would make a pretty penny on during the boom.

    It would be very interesting to find out what has happened here.

    You could apply to find out what the stamp duty on the property was, and extrapolate from that. Revenue do not have an official mechanism in place for facilitating this type of enquiry though- they may or may not accede to your request (and if they deemed it to be an FOI request, which is possible, they could also possibly charge you for fulfilling the request).

    Was just going to say about the Alliance building. Those apts were never sold individually and were then the entire building was sold on about a year ago.

    so its been up a few months now anybody care to comment on the register or the data released?

    i've noticed in the area i've been interested in buying that all advertised prices on daft ect have sold for between 20k - 40k under the asking price. its a nice guide to see the asking price and go offer 40k under it. I wish these sites or sellers though would start being more realistic, is it a case of... ye never know what fool might come along and agree to it?

    It all depends really, some sellers are being more realistic than others, so you can't really put a blanket first offer. I'd always suggest to err on the side of caution and offer lower than you think.

    That sounds quite plausaible... :)

    like i said in a previous post the register will tell its true story in the second half of next year i reckon

    the waters have definately been muddied by its timing/release because of MIR

    These were all bought by an american investment company. All apartments rented out for 1500ish a month. Great yield for the purchaser.

    Edit: i think they sold for 25 to 30 million. The same company is looking for more apartment blocks to buy in central dublin.

    the bracket i've been looking at with that type of reduction has been around the 180k -200k mark

    pretty much, from what i've seen from the area i'm looking anyways.

    a friend of mine enquired about a house that the EA told him 'there was little space to manoeuvre on as the house was already priced to sell at 192k' which appeared to be true if you looked at the asking prices in the area.

    the house sold and is on the PPR as being sold for 155k, he was pee'd off but also relieved he didnt pay an extra 37k for it and now he has a real idea what the houses in that estate are really worth
