Cost Of Planning Permission

    Hi,

    Just wondering could anyone give me a ballpark figure for getting an engineer/architect to do a planning application? The planning application fee is around €1000. It's a change of use application for office space.

    Also a fire cert may be needed how much do these cost to get done roughly?

    It depends on the level of information available. If the site/building has to be surveyed its going to cost more than if the drawings are already available.

    Allowing for OS maps, printing, newspaper notice(local paper) etc this will be in the order of €175 give or take €25 . After than its the time taken to prepare the drawings/documentation, assuming that the all other factors relating to the building in terms of planning are in order.

    Bear in mind that in light of the fact that there is a fire cert application also required the level of survey detail (if required) will have to pick up things like fire doors etc, getting the one individual to do both applications might be more cost effective.

    If should be noted should material alterations be required to the building (eg provision of an additional fire escape route) that a Disability Access Certificate application will also be required.

    Also the Fire Cert Application will require a Fire consultants report IIRC which will most likely mean the hiring of another professional. The Fire cert drawings are the easy bit, with travel distances, 30 min FD and 60 min FD etc etc its the report that goes with it that needs to be done professionally.

    just mentioning it so the OP can budget for it.

    €1000 is a very reasonable price. In my last job, we were paying quite a bit more (depending on the complexity of each one, as archtech points out) for renewing planning permissions for existing sites that require renewal every 5-7 yrs.

    Much more detail has been required in recent years due to the downturn. Fewer applications = more scrutiny, new "interpretations" of existing regulations.

    Can you expand a bit on this statement please.

    As extending a planning permission can only be done once and the application has to be made within the last year of the permission, ie., between year 4 and 5. Re-applying for planning on a site with an expired permission is a new planning application all over again and has to be made to the current CDP.

    i would hazard a guess that the permissions are conditioned with a reduced lifespan. Things like caravan parks, open farms / petting zoos etc can all exist with rolling permissions which are reviewed every so often.
