Renovating a derelict cottage

I wonder if anyone could give me an answer to this one.

We have a very old small derelict cottage behind our house and it is a bit of an eyesore. I was thinking of doing some renovation work on it, ie building up parts of the walls and putting a roof on it.

Can I just carry out the repairs myself or do I need to get planning for it?

If you are not changing any part of the original design you can work away. You should also make sure that the building is not a listed building, you may need permission then.
