    One other thing. Maynooth is actually a lot bigger than most people realise, not even sure I've seen all of it myself. Castle Dawson, Newtown Court, Beaufield, the new development at Castle Park, and anything around Carton Avenue (some really nice spots there) are all nice too. Having lived in Meadowbrook (near Beaufield) I found that there was a mini town within a town based around the Newtown Inn pub and shops, which gives options if you don't want to go all the way to the town for whatever. If you're interested in the area, I'd have a really long look around and speak to as many locals as possible. You might just find a bargain despite the fact that some of it is pricey ;)

    Sound advice. I have some friends of friends in the area who have given a few tips, although the insights from boards.ie have been just as useful!

    I really would like to be within striking distance of the village but houses there seem to come with a heavy premium attached. As I say, Carton Court looks nice but I take your point about it being a long stroll home from the village on a winter's night.

    Dear Maynoothers, will you indulge me in one more round of 'What do you think of this estate?' please? [Maybe I should change the title of the thread!]

    Today's estate du jour is...Rail Park.

    There are two houses for sale there at the moment and another that just is sale agreed. The first is a three-bed, the second is a five-bed with an apartment attached.

    Anyone any views on this estate?

    Estate's quite quiet, nearer to the town than Carton Court and very close to the shops at that end. Always felt it was over-priced due to the age of the houses, though.

    Those two prices are more realistic than what people were asking even a few months ago (400k+ for a three bed was one I saw) though.

    I'd agree with MYOB - they always seemed to be overpriced for what they are, although it is close to town,and a quiet enough area.

    I know I am moving away from your actual question about Rail Park, but are you dead set on Maynooth? Celbridge and Kilcock may also be worth having a look, although there are some disadvantages in terms of transport links, schools, facilities etc

    There is also this house in Moyglare Hall http://www.realestatealliance.ie/sys/property-details/?pid=21830 - it has been on the market for a while now. Considering the new 3 beds in Moyglare Hall are 255K (1300 sq feet). there should be plenty of room for movement on the asking price. There are some disadvantages to Moyglare Hall though - it is a long haul into town, the estate is not finished, however there are plenty of good things about it - we love living there and are delighted with our house

    Moyglare Hall is nice but it is a bit of a lonely walk to the village on a winter's evening, especially for kids. Houses look well and if there is room for negotiation then it would definitely be worth viewing one of them.

    In terms of other options, I've a good friend in Kilcock who absolutely loves the place. I'm less enthusiastic although it has its charms. The village there is a fair bit less lively than Maynooth - several shops are closed, hopefully temporarily.

    Similarly, we have family in Celbridge near the (well-priced) houses you posted and it suits them perfectly. The train line would be an issue though. We've also thought about Leixlip if there was somewhere reasonably near one of the train stations.

    We're not absolutely stuck on Maynooth (and we're not from the immediate area) but the more we look into it the better it seems. Plus people in Kilcock, Celbridge, Clane etc. tend to list the fact that they are 'close to Maynooth' as a good reason for considering moving to those areas! "Maynooth: Because it's close to Maynooth" is my motto.

    Just going back to Rail Park, my only hesitation about those houses is that there may not be much scope for extension. I don't know anything about the houses but just looking at StreetView and GoogleMaps/satellite it doesn't look like many people have extended, apart from garage conversions. I don't seem (m)any attic conversions. I don't know whether that's because the attics are too shallow or there are planning issues.

    So to turn one of those from a three-bed into a four- or five- bed it seems to me that you're limited to making the best of the garage. I don't even see (again, purely from browsing StreetView) that people have extended the garage forward which would be one option that gives a fair few extra m2. The gardens look decent so perhaps some kind of kitchen extension could be done without eating too much into the garden area.
