    Just seen the granting of this application by WCC for Zapi's next phase of development in the Charlesland area.
    Zapi Properties Ltd. E 29/06/2012

    mixed use development of 110,000sqm (approx) in 28
    buildings comprising; industrial, offices, warehousing,
    retail warehousing, local shops, medical unit, petrol
    station, public house, creche and associated car parking,
    landscaping and associated site development works

    Can't figure out what section it refers to in the plans, only thing I can find is this:

    Any thoughts or opinions on this? I for one doubt it will be built for years seeing as they never were able to fill all the existing office/retail units next to Superquinn.

    -already permission for industrial type stuff at the N11 junction and on the IDA lands - not much happening there...
    -already a pub premises and vacant shop units @ Charlesland
    -Can't see anyone clamouring to open another petrol station either

    as you say, not likely to happen anytime soon.

    The main thrust of this planning application was the 268 resi units which were not approved by an Bord.

    Where is this? Is this the land between seabourne and Jackie Skelleys?
    From what I can figure, it is and it also includes the other side of the road, from the creche (FORÓIGE) I think its called. It would stretch up as far as the site of the old house that was burnt and demolished earlier this year. This was where a school and Garda Station were also being planned to be located.

    The map in the above link shows the area (both sides of the road) between the roundabout at the Kilcoole/Killincarrig Road and just before the roundabout at Superquinn. The roundabout in the middle of the proposed development is the one going into Charlesland Sports Park/Jackie Skelly's.

    The whited-out square amongst the houses is an existing residential property and the whited-out area after the roundabout (with the two outlined buildings on it) is where the school was supposed to go, so that's not part of the Zapi development. The big oval thing is the proposed shopping centre, which isn't going ahead.

    To me, it looks like the only things that have been given approval are the buildings to the right of the road between the Kilcoole Road roundabout and the Jackie Skelly's roundabout - though when anything will get built there is another question entirely.

    Forgive my ignorance people, but why would a company apply for planning when they know there's little chance they will actually build on the site?

    The land becomes more valuable with planning permission and may be used as collateral for other projects !!!!!

    its basically all the waste land around Jackie skelly and to the south east of charlesland.

    theyll get the approval as it was previously granted but wont get funding to build anything

    You hit it on the nose John! PP has been used, by others, to increase property value before loan transfer to NAMA. (Loan to value ratio improved).

    This current planning permission is not viable i am quite sure that this planning has no material impact on the value of this site. Permissions granted in the good ol days sought maximum density and the resi part of the pp was scaled back by an bord. The cost to develop would dwarf the gross development value.

    I had no idea there was ever any idea that Foster and Partners were going to have a project in Greystones. Never, ever going to be built of course but I wonder who had the bright idea of going to such a prestigious (and no doubt expensive) architecture firm. Was it a tender competition or did someone just feel like wasting money? Any background on it?

    Yes it is. Sorry for the confusion. This was the much heralded Greystones New Quarter that was launched a few years ago in the midst of the boom. A select few of local business men and councillors were invited to a launch in Druids Glen. Complete pie in the sky, white elephant rubbish!!!

    Just because they say they'll build it (or plan for it) doesn't mean they will. Another retail center, pub, etc would be crazy for Charlesland. Put a few "trade-up" houses in there! Prob won't make as much, but it would be better for the community.
