Pre 63 Planning Issue

    Can a house that has been divided up into bedsits be put back into a family home ? Is there planning required for this ? What would the likely cost be say for an existing dewelling of 1300sq foot. Dublin Area

    yes it can, any work you do needs to be done in line with building regulations, And regs re fire safety,
    if you are removing a wall ,you need to know its not a supporting wall, its not supporting structure above ,or to the sides.
    Nows a good time to put in proper insulation , between,floors,walls, ceilings, and run cables for tv,satellite, or audio, or internet etc
    FOR WORK INSIDE HOUSE ,theres no planning permits, needed.
    impossible, to say re cost,unless you list everything you are doing.
    theres a construction planning, forum on boards ie
    you might wanna post there,
    Are you doing work yourself, it would be 1000 just for skips to take away old wood plaster,debris.
    maybe a grand, to buy new carpets, wallpaper paint.
    A large skip bags about 150euro.

    I understand that you need planning, along the lines of change of use, as you are reducinf available housing stock. This would normally be a simple formality as there is no shortage of housing. Indeed, the boom saw lots of sub-divided buildings amalgamated back into large family homes. It would most likely be a straightforward application, but would need drawings.

    If the property is a listed structure or you plan to make substantial changes, the PP might be more complicated.

    Returning a subdivided residence back to a single dwelling is an exempt development and does not need planning.
    As has been pointed out, if it is a protected structure, and many pre '63s are, then planning is needed for any work, even decoration.
