    As you pointed out yourself, these are two different figures for two different purposes. You wouldn't put the market valuation on your home insurance valuation.

    Just on the valuation.

    At the height of the boom my brother in law got his house valued. He then took the estate agent in to my place for a look around. I live in the exact same house as him but my garden isn't south facing (actually marginally bigger). Estate agent valued my house at 70k less than his.

    How do i accurately assess my house value based on what an "expert" has claimed on 2 identical houses.

    Ok but then by that logic if I put the re-build cost on my self assessment it would be higher than the market value and therefore I would be liable to pay a higher tax on a house that is not worth the value that it is actually valued at:eek::confused:

    In that case for the purposes of the tax it might be best to err on the side of caution and use the higher figure. Which would leave you potentially €45 or €90 worse off next year depending on where that €70K differential lay within the bands.

    In any case there is no point on putting a valuation on now, it may be out of date next July. And you should get the Revenue booklet in March to give you guidance on valuation.

    No.

    Let's say that the rebuild cost is €250,000 and the market value is €180,000
    You would use the first figure on your insurance valuation and the second figure on your property tax valuation. You pay property tax based on the lower figure.

    Which is exactly where this tax will end up here as well... (And before someone denies it could happen, they will sieze your car if you dont pay motor tax, so the precedent is already there)

    The Revenue will be upping the ante on completing the database. I don't suppose a €100 a day fine would worry any of the brave warriors on this thread.

    District rate

    The district rate is fixed annually by each council and the rate will vary from council to council. Income from the district rate is used to meet the costs of providing a range of services.

    Find out what other services we provide

    Regional rate

    The regional rate is set by Central Government.

    Income from the regional rate is used to meet the costs of providing services like:

    In saying that though, my father, myself and another two of my brothers prevented the British army, and a handful of RUC thugs from entering our land, and our property on numerous occasions, all of which were armed, heavily at that.

    I'm not that worried about a civil servant/revenue man calling to my door, armed with a clip board.;)

    The €100 daily fine is for the likes of the ESB for each property they fail to supply details of when asked by Revenue.


    Feck, :(. think of all the money i could save by not paying that fine indefinitely....

    I was just about to post something similar in response.

    But on a side note using those figures I am getting screwed on multiple levels.

    As I said my mortgage is not the market value and in serious negative equity.
    Screwed.

    My rebuild cost not the value of my home.
    Screwed.

    My property tax not the real value of my home.
    Screwed.

    Looking at the above makes me feel like a bargain basement lady of the night(Unless she is giving it away for free I am getting screwed WAAAYYYY more than her)

    I am making an exceprtion to my vow never to talk to an ignorant sod again. I DO live in a NAMA GE, which KCC won't recognise. HOW MANY TIMES must I tell you this???

    So the Government have 108 of 166 (I think that might be the biggest majority in modern times).
    No danger of this Government falling in the foreseeable.
