Extension and insulation

    We have rcently purchased an old 1970s house in need of serious refurb.
    It is a 4 bed semi detached two storey house (1215sqft)

    We are hpoing to do the following:

    External insulation (internal if we can;t afford external)
    Floor insulation
    Attic insulation
    260sqft extension out the back
    16 sqft extension upstairs (on top of existing garage)
    New windows and doors (13 windows and doors)
    Upgrade plumbing
    Upgrade heating system ( currently have oil but boiler old)

    We have 100K.

    Is this possible?

    you'd be cutting it tight i'd say

    you haven't mention any electrics upgrade

    have a look at "room to improve" to give you a rough idea of costs

    would be worth your while getting an architect/quantity surveyor on board to do feasibility and rough layout for extension

    Yes electrics upgrade too. I forgot to mention that. We have an engineer doing drawings for us at the moment so then we will ask a few contractors for some quotes.

    Easily done.

    These figures are based on similar sounding recent job in Dublin
    3 bed with garage with existing 2 bed extension over the garage

    entire new gas heating system 8k
    rewire 6k
    internal insulation 62mm insulated plasterboard 2k
    replaster 4k
    rear extend 30k
    13 windows 6k
