Price for Construction Drawings

    Hi lads,

    Just wondering how much would construction drawings cost for a 3,500 square foot house?

    It depends on a number of factors including
    1. Availability of design (planning drawings) in native format (autocad etc) assuming its a different designer.
    2. if BER calculations or PHPP calculations are available
    3. preference in build type, timber frame, wide cavity etc
    4. requirement for structural design drawings
    5. level of information required eg to builders finish or to include details such as tiling, kitchen selection etc
    6. quality of design in terms of achieving compliance with building regulations early on in the design process.
    7. timescale for commencement of works

    We're trying to establish how much we are required to budget for the construction drawings - all the necessary costs before we even start the build - Construction Drawings, QS fees, Engineers Fees, Solicitor Fees, Stamp Duty, Council Contrinution fees, Insurance, Mortgage Fees etc.


    1. - the planning drawings are available in Autocad
    2. - will have BER calculations relatively soon
    3. - preference in building type is wide cavity
    4. - assuming we may require structural design drawings (excuse my ignorance)
    5. - builders finish
    6. - high quality of design
    7. - works to commence (hopefully) in February/ March

    I cant help with architect or engineer but the following is my two cents

    As a qs there are a number of services available which are the following:

    Initial cost plan (a simple sketch plan broken down into the building elements carried out before a detailed design is produced and is generally required for bank finance by the bank). this will generally cost in the region of €300 plus VAT

    Bill of quantities (on completion of the construction drawings a detailed schedule of items required is produced to approx 100 pages of detail including for every item required for your project. this can then be sent for tendering to contractors to receive a like with like tender analysis and can assist in valuing the works as they progress and in valuing any variations). Included in this is tender works and tender analysis to the point of appointment of a contractor. this will generally cost in the region of €1500 plus VAT

    Post contract. following appointment of a contractor you may like to have the QS attend to carry out an assessment of any Contractors valuations either monthly or as per an agreed stage system. QS can attend site and value the works completed thereby ensuring your not overpaying the contractor. cost on this will generally be a per visit/valuation cost

    Final Account. On completion of the works the contractor willl submitt a final account and the QS will negotiate the final account including valuing of any and all variations omissions etc. cost will depend on contract type and complexity.

    that completes the Qs works.

    In relation to Council Contributions, check out your local authorities website who will have a listing of the feees. your architect will be able to work out the fee for you well in advance of planning

    solicitors fees: if you already own the site I dont see what legal fees you will have. The building contract will be sorted by your Architect / QS and a solicitor will not be required

    Stamp Duty: again if you own the site you should already have disposed of any stamp duty and there should not be any further cost.

    Insurance will generally be held by the contractor until he hands over the completed property to you soyou wont need insurance until a later stage.

    a good architect will explain the entire process to you and hghlight most if not all of these issues in detail. alot of the issues and costs will depend on the part of the country you are located in.

    Thanks a million for your reply KKelliher, really appreciate your imput. Your reply has cleared up the QS's role for me, thanks again. The prices you have stated will act as a good guide when we approach QS's.

    We're at the stage where we have just received planning permission so we're trying to get a hand on the cost of various items prior to the build itself - i.e engineer, solicitor fees, stamp duty, mortgage fees etc.

    We don't currently own the site so will need a solicitor re conveyancing. Have worked out how much the stamp duty is going cost. One of the conditions of the planning outlines the exact cost of the contribution fees. We're thinking of going the contractor route for the sake of ease and less pressure on ourselves so your right, we dont need to worry about the insurance aspect of things. Have yet to receive quotes for the engineer and the cost of contruction drawings.
