Flat roof on a garage attached to a house??

    Hi there Liberty Insurance.

    Im a bit annoyed to say the least.

    I got my household insurance premium renewal quote today from my current insurer so I decided like I always do Id ring around and since all I hear are your ads on the TV / Radio I decided to ring Liberty.

    Went through the usual 50 questions with your rep on the phone and he says that he cant quote me but he`ll get an under writer to look at it.

    He tells me theres an issue with my house having a flat roof on the garage..as Im sure almost every house in the country with a garage attached to has.

    Comes back to me an hour later only to say that he cant currently give me a quote.That I currently dont meet your criteria because of the issue with the flat roof.

    Im absolutely amazed by this idiocy.Ive attached a picture of a house thats for sale a few doors down from me that has a similar roof.This house is identical to mine at the front.

    The flat roof is made of a sinlge slab of reinforced concrete that was apparently lifted into place when these houses were built--its not a wooden roof thats prone to rotting and leaking like some newer properties have.

    Id like an answer to why you wont quote for a property like this when some of my neighbours are with yourselves and have identical properties and they themselves have recommended you as you are supposedly cheaper than the competition.

    Id also like to let you know that youve now also lost out on 2 car insurance policies aswell as you came in much cheaper than my current insurer for both myself and my wifes policies.

    I'm sorry to hear you're not happy with our underwriter's decision. Whilst we can't discuss your individual circumstances here, I can tell you that if the surface area of any flat roof exceeds our normal underwriting criteria we would not be in a position to cover the property.     Catherine--Its a garage.Your underwriters are wrong with this decision.How come not one other company on the market asks about a flat roof.Believe me--Ive contacted every one of them and gotten quotes off every one of them yet Liberty are refusing to quote.

    I found out lately myself while looking into it for friend before he bought a house with a flat roof garage that alot of insurance companies are stopping to insure places with a flat roof now as is a bigger risk. Some companies will cover it providing you get the roof redone every 5 years!!!!!!!!

    Most insurers will decline a new business household policy if your roof is over 20% flat, or apply certain restrictions, its just a risk they do not want to take on.
