Cost of extension and attic conversion in Co. Kerry

    Hi al,
    I've had a read through other threads and prices quoted for extensions and attic conversions seem to be based around Dublin or midlands.

    Exisiting house is basic, rectangular 3 bed bungalow. Small master bedroom with very small ensuite. Built approx 11 / 12 years ago, structurally in fine condition but has a large site and we need to expand.

    We are looking at possibly converting the attic (very large pitch, but is strussed, would require RSJ and suspended floor) to a large master bedroom, skylights (or dormer windows if approved by local council) with shower, sink toilet.

    On ground floor we would like to extend the kitchen to a large kitchen diner and extend sitting room to make a more functional space and also to take in views to front of property. (New kitchen required, we are hoping to source this ourselves and get it fitted retrospectively)

    We are thinking a budget of 70,000 should cover this easily??
    We want to employ an architect to make sure we make best use of space and will require planning permission as extension will be to rear but also side, and ideally dormer windows to front. We will also require Certificate of Compliance for future resale if need arises.

    Anyone do anything similar in Kerry and to what cost?
    Any architect you would recommend?
    Any builder in the area that has experience of same and to what cost?

    Just wondering if you got any further with your attic conversion in Kerry? Considering similar project and would be interested to hear if you were able to get any estimates or recommendations for builders.
