    THINKING OF GETTING A EXTENSION BUILT OUT THE BACK.
    IT WILL BE A TWO STOREY JOB.JUST STARTED THE RESEARCH INTO IT
    AND WANT TO BE AS INFORMED AS I CAN BEFORE I GET A BUILDER OR
    ARCHITECT.ITS REALLY ON THE MONEY SIDE OF THINGS I NEED HELP.
    WHAT WILL THE BUILDER BE LOOKING FOR UP FRONT IF ANYTHING.
    WHAT WAY DO THE PAYMENTS WORK AFTER THAT.DO I HOLD BACK ANY
    MONEY AT THE END FOR A PERIOD OF TIME.WHAT ABOUT EXTRA"S.
    ANY HELP

    Nothing should be given up front .

    Stage payments (2 or 3) or fortnightly payments where schedule of works matches payment schedule.

    5-6% held back with 3% returned on partitical completion (end of job) and the other 3% held for defect liability period of 12months extras will be checked by your architect an agreed with you prior to implementation.

    Would agree completely with nothing up front and stage payments but expecting a builder to agree to 3% retention for a year , I think is unfair.My company gives a 5% retention for 30 days and a warranty for 12months on some items and 5yr on others.Majority of builders are operating on 15-20% mark up at the moment so leaving 3% for a year would be a massive ask.

    The most important is to monitor the work and don't pay for anything not done. This is fairly easy if you have a detailed quote.
