Because it has retention planning for this length of time does it make it a safe bet or is there a chance upon purchase I may be asked to knock this down. Thanks in advance for any replies.

Yes there is certainly a chance that you could be asked to knock it down which is why you need qualified legal advice on this matter.

The fact the EA is being vague about something so important and cruical is a red flag. Get legal advice or this could cost you a lot of money and heartbreak further down the road.
