Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

    Just spoken to my mother who received her letter from the revenue.
    They put her house in the €200K-€250K bracket.
    A house around the corner in the same estate is valued at €150K-€200K.

    Both in same estate and electoral area and both put into different bands.

    Last house in the estate sold for €150K.

    Revenue's valuation bands are IRRELEVANT, unless you are planning on not filing or paying, in which case this becomes the amount they seek to collect in the absence of you having filed.

    Do you know for certain they are in the same electoral area ?

    Declare your own valuation and keep some print outs as proof. Job done.

    all responses are correct however the distance between the houses is less than50 yds. both houses built same year, no difference in design and both in same electoral ward.

    at least the mother has a couple of genuine examples to quote when returning the form.

    They are not using electoral ward - they are using electoral districts which are much smaller. There is a chance that houses on two sides of a street or two ends - will be in a different electoral district .
    If there are a bigger number of more expensive houses in one district - then the average value will be higher in that area and that is waht they are bading the estimate on

    Don't worry abou the estimate - just put down the band you think based on similar sales nearby.
