Using same auctioneer to buy and sell

    Hi Folks

    Looking for advice here, looking to trade up to bigger house. We have seen a house we would be very interested in. We would have to sell our own. The auctioneer that is involved in selling the house we are interested in buying would be very strong in our own area and have sold lots of property on our road.

    What would the advantages be of asking the same auctioneer to take on the sale of our own home as well as the same people selling the house we would be seriously persuing to buy.

    I can see some disadvantages re insight into our sale of the house and price of our own sale etc.
    Advantage would be their success in selling in our own area and I reckon people on their books looking to buy in our area.

    Anything else ? and would anyone who has done this in the past recommend it or not....

    I have been on the other side of such an arrangement: I agreed the sale of a property to a couple who needed to sell their house to fund the deal. They were using the same EA (purely coincidence, as they had put their house on the market first). Their sale fell through, so I was clear to rescind. The details would make too long a story, but EA saved the day for everybody. From my point of view, the deal went through a couple of months later that originally pencilled in, but there was no other problem.

    Bear in mind that the EA was highly motivated: apart from professional pride, he was looking for two sets of fees.
