Property price rise Dublin 15

    Just taking a look at Dublin 15 property prices the 3 bed houses seem to have gone up from late last year. Is this Dublin wide ? I hadnt been looking at other areas in Dublin prior to this so dont know.

    A shortage of good quality 3/4 bed family homes in most areas of Dublin at the moment is resulting in a pool of buyers competing for the same properties.

    I dont think the prices have translated in to the property price register... I guess time will tell if the asking prices are achievable

    The property price register will always lag a few months behind the actual market because it only comes into effect when the registration is complete and that can be a number of months after the sale has been agreed.

    I'm pretty sure an EA would prefer to sell 10 properties for €200k than 2 for €250k..

    I spoke to an established EA yesterday who has had their worst ever month, with only 2 properties being added to their listings in March. He certainly wasn't revelling in any 'frenzy'

    2 properties... hmmm...:confused:
    but how much is he selling this month, I wonder. When stock will dry up, and nothing is left but only buyers and few houses, guess what happens then!!
    Just in economical theory :D

    Well, if you didn't buy at the end of last year, why wouldn't you wait another few month to see where is the property market going?

    in blanchardstown ... hartstown huntstown...

    From jython98's myhome link, about 8 semi-d's went down in asking price and one went up in asking price for Blanchardstown. Hartstown does not have any price movement this year yet.

    A simple search using the Propertybee on Daft for houses(3 bed semi's & 2beds, 4beds) with Huntstown addresses. No asking price rises and many asking price drops for this area.

    24 Huntstown Green - March initial entry
    31 Huntstown Wood - 21 February 2013 - Price changed: from '€159,950' to '€149,950'
    8a Pinebrook Heights, Huntstown - 21 February 2013 Price changed: from '€190,000' to '€160,000'
    17 January 2013 Price changed: from '€225,000' to '€190,000'
    8 Pinebrook Heights, Huntstown - no movement since Dec 2012
    171 Huntstown Wood, Huntstown, Dublin 15 - 04 February 2013 Price changed: from '€100,000' to '€90,000'
    5 Huntstown Rise, Clonsilla, Dublin 15 07 January 2013 Price changed: from '€175,000' to '€165,000
    23 Huntstown Road, Mulhuddart - no movement since Nov 2011 :eek:
    16 Huntstown Wood, Clonsilla - no movement since Feb 2010 :eek:
    No. 60 Huntstown Court, Clonsilla - 16 March Price changed: from '€155,000' to '€149,000'

    To add, there are only 2 houses for sale in Hartstown, one came on the market last month with no price movement yet, the other(Inglewood) has been stuck for a couple of years. There are another 3 bungalows with no movement in price yet, 1 came on market Mar 5th, 1 came on Jan 26th and the other there since Apr 2011!

    they most certainly have not gone up at all...especially around the clonee area houses in that area have been dropping like mad last few years..

    A friend of mine bought a 3 bed semi there in may 2011 for 190k and just two weeks ago a 3 bed on his road sold for 140k!!!!

    Avoid there the prices are dropping and there is high rent allowance in the area..

    no prices are going up unless several people are bidding for it and someone bids more than the asking price to seal the deal

    Considering the number of places you see for sale for long periods of time, I find the idea of a price increases hard to believe.

    Been looking in the D7 area lately. Most 3 bed family homes for sale need some work done, there hasn't been much interest as far as I can tell, places been on the market for months. BUT, the two nicest places I've looked at, not needing any work, good quality interior, ready to move into, have both had bidding wars, both went above asking. Just saying...

    There,s plenty of houses for sale in dn 15,
    prices in clonsilla ,2011 , 3bed were 180k,average ,
    now closer to 140k.
    its a buyers market .
    ,at least in dn 15 .
    You can check the price register anyway.
    Theres always some houses that are overpriced ,by some sellers.
    Some area s, have shortage of 3bed houses for sale.

    NEW law coming in,make it much easier for a bank to get a repossession,
    that may push prices lower ,
    IF banks want to use it on a large scale.

    Without knowing more about individual properties in question, it sure doesn't look like increased selling prices to me.
