    my friends house was worth 180 in 2010,
    NOW worth 145k.
    3BED semi d 1 mile from the village ,dublin 15.

    Many areas have a small no of houses for sale,
    there,s always lots of houses for sale in dublin 15.

    this is so true. the asking prices have diffinately moved up in dublin. will be interesting at end of year to see what has happened. if you look at rentals like for tallaght or city west and the price of property its looking good for investment when this continues prices have to move

    Just taking a look at Dublin 15 property prices the 3 bed houses seem to have gone up from late last year.

    I gave you proof of falling asking prices in D15 specifically Blanchardstown many times. Go ahead and disprove it.

    Otherwise your spouting rubbish here.

    Everyone is spouting rubbish here if ye're trying to analyse the market based on asking prices.

    Of course there has been an increase in sales prices in Dublin over the past 12 months or so. Everyone who's watched the market knows this and anyone that denies it has their head stuck in the sand.

    How long it continues is a different question altogether

    There are different markets within Dublin, this was agreed on by both sides when it was debated to death before with SCD and cash sales leading the way.

    Right now, tracking asking prices of a particular house or a whole estate is a valuable tool for the buyer. (as well as the PPR)

    No you didn't give proof of falling asking prices in D15. You gave examples of people dropping the asking price on their property which is very different.

    For example, if average house price is 80k. I then decide to sell my house for 100K but I cannot. I drop the price to 90K and then sell it. That is evidence of rising prices not falling although the asking price has dropped.

    You need to show last years asking prices and compare it to this years. If they are falling then you will have shown asking prices are falling (although the relevance of asking prices falling is beyond me).

    Anyway. The properties you discuss are all D15 (which I know is the thread title), however the poster was saying prices all over Dublin were rising.

    IF you go to an estate agent ,he,ll say put it on the market for x k,
    if theres 2 or 3 bidders who want to buy you might get a bit more than its advertised for.
    You can look on daft,ie and the ppr to get info on prices in your area.

    I have SEEN the asking price,s and sale prices go down in dn 15 ,
    from 180 to 150,-140k approx for a 3bed semi d.
    since 2010.

    I think its a bit of a simplification to say prices are rising,
    Every where in dublin.
    They maybe rising in certain area,s cos of a shortage of houses for sale,
    AND very little new building going on.

    Listed are all the estates in the Huntstown/Hartstown area that have had sales in 2012 and 2013 to compare if prices have risen. I dont think they have really but we wont really know for sure til the year is up and maybe there might be more data to analyse like for like, even enthusiastic charlie weston still had blanchardstown as a basket case in his new bubble piece a couple of months ago and thats saying something! As you can see there is little to go on though...

    Anyway, where is your evidence of rising prices specifically in D15? You have not provided any yet, waiting for 5 months.

    its not even d15 he was referring to, hartstown/huntstown area which have shown in the last 5 months since the original post little change. There is a small volume of sales, in a small part of an area which makes it difficult to analyse but from the little data we have it shows little change for 2012/2013 just a bobbling along with little fluctuations. The PPR register is the only thing worth looking at.

    I see Apartments are still good value in Ashtown, Surely people should be purchasing these at €160K when rent is at €1150 p/m ?

    144K mortgage over 30 years at 4.6% is €740 or so, over 20 years it is €925 a month?
