hi does anybody know roughly how much it would cost to make a reasonably sized house on the following site/land??? or else how much is it to build a house in dublin these days???

Roughly speaking, standard builders spec, you could work off a figure of €1000 per square metre.
Some will be cheaper, some will be more and then budget goes up as your standards go up.

270 Sq. M is a very sizeable house too, so furnishings and fittings add up.
Then it can depend in ground conditions etc

No. Engage a builder to build you a house for €100 per Sq. M and then post the results of what you get

As I said, it's rough. Good builders will still have a waiting list. I'm dealing with 2 builders at present and they have nearly 12 month waiting lists for any new jobs. But, they are good, very good IMHO.

The site you are looking at is a substantial house, and I think you be lucky to get it to a good standard for less than 250k bearing in mind the new building regulations that involves Part L compliance and you have to engage with the council building control department from the start now.

I was talking to one of the banks last week regarding a mortgage and they told me that they were approving mortgages for between €85 sq ft - €100 sq ft (1sq. m ~ 11 sq ft), so kceire's figures are about right.

sorry got a bit confused with my maths there, ur rite it is €1000 per square metre for the building of the house, and i'll have to calculate the cost of my furnishings!!

That's it, people think the recession has hit everybody, it hasn't. Labour costs in general have dropped a bit but materials, especially steel has risen.

Also, while many construction people have been let go, the good ones still working are charging roughly the same costs, I say roughly here, so people don't just down my neck

That cost is a guide including the cost of furnishings, fixtures & fittings. The mortgage advisor was telling me about the difference between two houses, one for €85 sqf, the other for €100 sqf. The difference was the use of expensive finishings in the bathrooms & kitchen.

Talk to an engineer or architect and get a full listing of what you want to do. Include furniture & wardrobes etc.

To give you an idea of what (non fixed) furniture can cost, I was advised to have 3k-5k cash for furnishing a bought house.

Although your sarcastic answer of 350 might not be too far off the total cost of the build when you include professional fees, builders fees, landscaping and furnishings
