Giving girlfriend cash to pay off mortgage

Hi guys, I am in the North of Ireland and my girlfriend is in the Republic.

My girlfriend is getting €40k from her father soon, I want to somehow give her a similar amount to pay off the mortgage and get 50% the house signed over into my name to start afresh mortgage free.

How do I go about this to avoid any taxation issues and if possible with minimal exchange rate charges?

Any advice appreciated. Also any links or further reading you recommend would also be great.

    Thanks!!

(Please move to relevant sub-section if it is better targeted there)

Sorry. This isn't a legal advice centre.

You appear to need a tax adviser, not a lawyer.
