Private seller v Estate Agent sale ?

    We have recently seen a number of properties where the seller is selling privately rather than going through an EA.
    Any plus's or minus's in dealing with a seller directly as against an EA ?
    We would of course be getting legals & structural survey done
    Any advice or comment welcome !

    Pros:
    Your going to be sure your offer will be presented to the owner, there will be no chance of the urban myth of "the EA didn't pass on the bid as they had a mate looking to buy"

    Cons:
    If the houseowner is not really looking to sell they could get arguementative if you put in a very low bid expecting to haggle, a reasonably decent EA shouldn't get annoyed over this.

    I'm sure there are other pros & cons, hopefully others on here will know them
