Management Company have a problem with ss painting door

    Hi - We live in a newly built estate (6 years old), we recently painted are door as has 4/5 other houses. We recieved a letter last week saying that it is against are lease to change to garden and woud we please paint the door by July 1st.

    We have are grass and drive dug up and replaced it with pebble and they dont care about this. Is there anything we can do, because i believe this is ridiculous as its are house. And were keeping them in business by paying the managment fee.

    Note the doors that were yellown started to to rot, and were awful looking

    Keeping them in business? As a unit owner you are part of the management company. did you object to this rule during the agm?

    It would fall under the same type category as not being allowed to put up satellite dishes i.e. not dramatically change the visual aspect of the estate.

    Nothing stopping you researching what it'd take to change the rule and going to the next AGM to see if there's support amongst other owners.

    I would ask the question is there anything THEY can do. And the answer is virtually nothing.

    I would write back to them, advising that it is common practice to repaint front doors in the estate (as you say, others have done it) and asking if any other residents have complained about it in writing.

    You should write back to them and insist that it is their obligation to maintain the outside of the property and that they should fork out to you for the paint and materials.

    Why?
    Its spelt out in black and white what you can and cannot do.
    If you decide to paint your door purple, and all the other doors are black- you are liable to paint it the same colour- or the Management Company can do so- and bill you for it.

    The OP thought they could do a fast one- painting their door, pulling up the lawn and replacing it with pebbles and god only knows what else. Well- wake up call- they can't. The rules of the Management Company will specify in plain language what they can and cannot do.

    And, more often than not, they are not just rules, but legally binding components of the contract you signed at time of purchase.

    You are a member of the management company, and are bound by the clauses in your purchase contract. So, you can't just go do whatever you want.
