foam sprayed direct without em can block soffit vents, causing build up of moisure and mold, and rot your rafters

    What wossack has stated above.

Basisly you need them to maintain an airgap and circulation in the roof structure.

The foam is open cell and breathable too,but the vent cards allow for air to freely circulate.

If you dont have them installed, there is a very genuine fear that your roof structure could rot and the roof will collapse in years to come.

Maybe not today or maybe not tomorrow...but at some point down the line...you will have structural issues with the roof.

mine was a large bungalow over way over 220m2 paid over €5000 that for 150mm & pvc vent

I would say standard semi would be only €1200-€1700
    that just my guess

I got a very good deal at the time of doing my house with the Bio Foam spray foam insulation

I also had stud walls and parts of the ceiling/floor voids also spray foamed...to give extra warmth and sound insulation in key parts of the house.

The 1st fee cold frosty nights is when you really notice a difference in the house holding the heat in.
