Rough cost of attic extentson.

The house is a mid terrace with approx footage available 26x20. The attic is already converted 25 years ago to a bedroom of low standard. The bedroom is 12x14 and has 7ft sloped storage each side of the room. I want to extend the room out to the outside wall at the back of the house so to add an extra 7ft to the room…

The bedroom is 12x14 and has 7ft sloped storage each side of the room.

I want to extend the room out to the outside wall at the back of the house so to add an extra 7ft to the room making it 19x14 and to add an en suite 5x5.

I'm looking for a rough cost for the build without the finishes, just weathertight, felt flat roof, average insulation, new wiring nothing special, plumbing for the en suite, old windows 4 years old are going back in.

Do I need planning permission?

Can't comment on the costs, but you will need planning permission if you are changing the profile of the roof and/or extending the existing walls up past the current roofline.
