    Hi,

    My husband and I are looking to buy/build in North County Dublin but we are unsure what the average cost would be for building your own 3/4 bedroom house. We expect to have a mortgage of about €250,000 and a site where we are looking would cost about €100,000. Would it be possible to build a decent house with our mortgage?

    Depends on if you are using contractor or self employeed.

    If you use a contractor, the normal quotation is €100-€120 per sqft.
    If you know the consequence of how to build a house, you can just hire labor to do it and purchase material by yourself, then the cost could be €80-€100 per sqft.
    If you can even do a lot of jobs by yourself, you will save a big chunk of labor cost too.

    Also, are you doing underfloor heating? Heat pump? That could cost €12k, if you use radiator then much cheaper!

    Windows, double glaze or triple glaze? There are 20% difference on cost.
