    Hi, we are considering a purchase of a new house and the builder is offering attic conversion for €35k extra - that would include stairs to the attic, window, insulation. It seems rather expensive - can someone advise please?

    Has to have a firedoor, fire escape velux & smoke detectors with redundant backup to qualify as an extension. Otherwise it's just a fancy attic.

    Was quoted €32k at the top of the boom (didn't get it). So that's expensive. I'd expect a full ensuite & deluxe fittings & finish for that money

    Yes that is expensive and you would want to make sure it becomes a habitable room by having a fire wall, fire door and another means of escape. It does depend on the size of the property and how the roof was constructed.

    Planning is also an issue which I would want sorted. You can't just add a room without planning permission AFAIK.

    We were told by our architect that since the new attic door would open onto the landing that all the existing bedroom doors that open onto the landing would also have to be changed to fire doors.

    As far as I know this is correct yes.

    OP sounds far too expensive, id also echo what other say an attic "conversion" versus a fancy attic are two very different things many builders will do the latter and call it a conversion but from a building reg standard its not an official room so make sure you do your research and make sure everything is lined up correctly and all building regs are being adhered to to make the conversion legitimate before shelling out any money to anybody.
