Im trying to convince myself to get one of these for a HTPC / Media Centre / Nas.. basically all my eggs in one basket.

Probably could put a TV Tuner in there too.

Will it be any good, has anyone borked one together so far? ~€120 after cash back for the unit too, so cheaper than a Synology and unlike a readynas (same price point) it can run windows.

I would like it to be able to connect my Sky dish and Digi aerial for the free to air channels. SO a TV Tuner card that can switch between the two, does one exist?

I had one for a NAS. They're quite noisy, I can't imagine using one as a HTPC in your living room unless you're stone deaf.

Although everybody has a different tolerance for noise... I try to keep HTPCs as quiet as possible or silent ideally.

Would it be worth changing the fan for a quiet one? was it the fans or the drive making the noise?

The fans. The PSU fan in particular. It was loud enough that personally I couldn't put it where I had earmarked and eventually got rid of it.

They're fine in a ventilated cupboard or office type room but I wouldn't put it in a living room. Like I said, YMMV and I know some people use them as HTPCs and don't care about the noise.
