    Hello, just got planning permission, looking to get a QS report to give us a better idea of price. Can't see any recent prices up, can you tell me if approx €1900 excl vat is a reasonable quote for the following? Basic service;

    - Order of Magnitude Budget Costing based on the current planning drawings for the house and garage, and a long discussion with input from architecte as to what level of finishes and detail is to be included.
    - Bill of Quantities for inclusion with Main Contractor tender.

    I'll be getting a few quotes, but just need some general guidance on what you should expect to pay for these services.
    Plans are 1700 sq dormer bungalow.
    Thanks!

    Ballpark costs

    stage 1 - cost plan generally €350-400 plus VAT

    stage 2 - pre contact - bill of quantities €1300-1500 plus VAT (includes the bill, tender analysis and meetings up to appointemnt of contractor

    stage 3 - post contract cost per contractors payment periods for valuation of works completed for each

    stage 4 - final account

    the above assumes an actual surveying practice (not someone doing it as a nixer) with an experienced quantity surveyor, with full professional indemnity insurance but like all professional fees shop around
