Accept rent allowance or not??

    Hi there, from a landlords point of view what are the pros/cons of accepting rent allowance? Personally I would have thought its a guaranteed way of getting the rent but a lot if listings say no rent allowance accepted, why??

    Do a search on here, plenty of horror stories regarding unpaid rent (no it's not guaranteed to be paid) and damaged properties. Of course not all RA tenants are the same, but as with any group, the majority are tarred with the sins of the minority.

    Theres RA limits on different area,s ,eg fingal,
    which in some cases is below the market rate.
    tenant pays approx 10 per cent out of own money,
    recieves a cheque each month to cover the rest.
    I don,t see where you get this idea the rent is gauranteed.
    THE CHEQUE is made out to the tenant,
    i,ve heard it can take 5 plus weeks for the first cheque ,
    to arrive,
    after the tenant moves in ,is accepted for rent allowance.
    LETS say in dublin,
    in many area,s landlords go for non ra tenants ,
    working full time ,
    plus landlord has to fill in form for the tenant
    to get ra accepted.
    SOMETIMES the rent check is late arriving.
    new rules re flats mean bedsits are illegal,
    Landlords have to put wc, shower in each flat.
    THE era of small flats is gone.

    UNLESS you are renting out a house as 1 rental unit.
    Where one bathroom ,with a shower, bath is ok.

    Not necessarily to do with the tenants,more like PRTB and revenue,let's not be too naive here-big bad taxman a calling, 'certain' landlords would rather not 'declare' property,very simple.
