Planning permission, change of use

    Hi

    Can anyone give any info on how likely planning permission would be granted on a change of use from commercial to residential?
    Building is in Dublin urban area, mixed - retail, pubs, houses (either side, it's terraced) - building has been unoccupied for some time but in good shape overall.. fire escape in place at back
    Building was mixture of shop front and offices at back

    You need to first consult the development plan to see how the area is zoned. If it's mixed use or residential then you will get planning in some shape or form. If the zoning excludes residential then you won't get it. Just by the sounds of it I'd say your chances are good but check the development plan.

    You can always request a pre-planning meeting to get a broad idea of what they will allow.

    Thanks for that.. I def didn't know about pre planning meeting

    We've been on the case since and - just for anyone else with similar query - apparently you now need X amount of back garden space per bedroom, which would affect anyone looking to convert an urban building with just a v small back yard
    5m x 3m per bedroom
    and the council can also determine how many bedrooms the size of the building should have based on size and calculate what required from there!

    the area has to be mixed as this building is among a terrace of houses with a pub across the road, various retail etc

    this would've previously been a residential building, extended and changed to commercial
