Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Builder not responding - what to do

    We built a new house with a builder.

    We lived abroad and were only in Ireland from time to time to check the ongoing building process. Most of the work was carried out to high standard and we had rarely reason to complain - certainly something which proofs the outstanding performance of this builder.

    However, as now the major part of the work is done (and, of course, being paid by us) he is extremely slow in responding to correct problems, which are arising.

    Building a house is a complex thing and it is usual that not everything works perfect from the beginning. We had a long on-going history of problems with the heating, which ***seemed*** to be solved.

    Unfortunately, we find ourselves now with only a very few radiators working. It is getting more than used a bit uncomfortable in the house.

    We asked the builder now several times (by phone and email) to contact us to discuss how we can solve this problem. As he is simply not responding, what can we do?

    As you indicate below he has been paid you have very little leverage.
    Did you have an Architect or an Engineer project managing it?
    If so they should be doing the chasing for you.

    Chances are that the builder sub-contracted the heating.

    If you've a gas heating system, check if there's a cert from the installer. See if their RGI number/details are on it and contact him/her directly.

    Usually there's an amount underpaid on the total building cost for 6 months so you have some claw back.

    When you contacted the builder by phone did you actually get to speak to him or did you just leave a voicemail. Are you sure he is still in business?
