    Looking for a recommend . Need survey done on second hand property, general enough stuff plus a check in to planning ect. Any idea of general costs ect for this kinda report?

    Also if anyone had a recomment for an efficient, reasonably priced solicitor based in Limerick - that would be great!

    Might be too late but I saved 1500 between the most expensive solicitors quote and the cheapest. Definately worth getting the yellow pages out and contacting 5-6 different solicitors. Especially if its a very normal straightforward transaction. Any quote should include land registry fees, searches, stamp duty and professional fee plus any applicable VAT. Some will try to fool you excluding VAT or making themselves. An example
    Fee including all expenses and VAT 840
    Legal searches 75
    Land and Mortgage registry 775
    Folios 50
    Stamp duty 1% eg (150k x 1%) 1,500
    Total 3,240

    Pays to compare and contrast. Above was my cheapest quote. 4,750 was the most expensive with a professional fee of 1900 plus VAT total 2230 other expenses also varied slightly.
