solicitor fee query

    just wondering are the expenses mainly the same is it just the actual fee that varies, we are buying a house for 295000 solicitor is charging 0.5% of sale price, so with stamp duty it looks like approx 5,500 euro, how does that sound

    Solicitors conveyancing fees can vary substantially so shop around, get a few quotes but bear in mind cheapest may not be the best in the long run having regard to efficiency and a good service.
    Land registry fees etc are standard and stamp duty also standard as a % value of property .

    In the past, a long time ago! solicitors charged a percentage of the purchase price as their fee, however now it is just a set charge which can be anything from €850 upwards, this can depend on what part of the country you are in, in some rural areas you may be quoted less. There are also outlays involved such as law searcher fees which can be as much as €200 and as Woodville56 said Land Registry fees - if the property is already registered in the Land Registry the fee will be €700 + €175 for a mortgage (if any) + €40 for certified copy Folio. If the property was previously registered in the Registry of Deeds, there is now compulsory registration if the property is in Dublin, the fees for this are either €130 or €500 depending on the type of application - your solicitor will advise on this and also note that they will probably wish to charge more if it is a 1st registration as there is more work involved. If it is Land Registry then the fee of €5,500 sounds about right. Good luck in the new house!!

    I have found professional fees would be 1000-1500+vat for conveyance with all fees on top of that e.g. land reg etc.
