    We need to rent a space in an industrial unit which will have an office and a small storage area. I'm trying to forecast expenses for the 1st year and looking for some help.Obviously rent is a fixed amount but I'm not sure about a few other costs.

    What would be average costs for a unit of 1000sqft for elec , heat and rates?
    Do i need to get additional insurance to cover staff in the unit?What way are rates calculated ?Is vat paid on commercial rent?Is there a months deposit similar to residential rent?
