Asking prices mostly not achieved in Glasnevin, Dublin for Jan/Feb/Mar 2014

02-04-2014 3:00pmWhile having spare time (:) ) I had a quick look at the PPR sales for Glasnevin for the Jan\Feb\March 2014 period as I know the area. I did a quick Google search of asking prices for the same properties in this area and compared them to the PPR listing. Here are the results.
Summary, the initial asking prices were majorly not achieved in most cases. 24 properties listed so far on the PPR.
3 out of 24 went for above initial asking price(12.5%)
16 out of 24 went below initial asking price (66.6%)
1 out of 24 achieved initial asking price
4 out of 24 unable to find original asking price,
(2 properties excluded from PPR as they are exclusive of VAT)
As more properties will be added as expected due to time lag, we can safely say that there is no "boom" in Glasnevin folks!

Thats everything on the PPR for that district, there is no control over the price returned in the results.
Here's another district - Castleknock. 20 properties listed for Jan-March. Its all over the place here.
4 outta 20 sold for above asking price (20%)
6 outta 20 sold for below the asking price (30%)
3 outta 20 sold for the initial asking price (15%)
6 unable to find asking price(suspected apts), another was an auction of a flooded property(include or not to include?)

I dont understand this fascination with asking prices.
They mean nothing at all when trying to find out if property went up or down..
Why dont you do this analysis with year on year difference between actual sale prices instead. It would actually mean something that way.
You should be able to use the very same method to find more or less the exact same houses sold the year before.0 -

Are these 2013 sales? Its an interesting snapshot in time, but is really only useful if done over a longer period to establish a pattern, and the relationship between asking and sales price.0

I dont understand this fascination with asking prices.
They mean nothing at all when trying to find out if property went up or down..
Why dont you do this analysis with year on year difference between actual sale prices instead. It would actually mean something that way.
You should be able to use the very same method to find more or less the exact same houses sold the year before.
Why can't you do it? Pick a street\estate you know which have almost identical houses and off you go.
What this thread is about is to find out if asking prices on the most recent house sales are being achieved or not for different areas.0 -

The asking price is only a bull**** price that the estate agent has recommended having read a few weeks issues of the Indo Property pages.
The price that matters is the price it sells for0 -
Sutton, disappointing with the amount of sales here, thought it would have been slightly more for 2014 so far.
Excluding 2 entries from the PPR, 1 with the double star and the other which is not in Sutton(Howth Junction cottages)

I'd say what's appearing on the PPR is from mid-Oct 2013 onwards to take account of the time from Sale Agreed to the time the sale is completed. Cash sales might have taken faster as the banks are picky with legal stuff on mortgages.0 -
Interesting to see this analysis. Where it does fall down in my view is, as pointed out, in the discrepancies in asking prices between different EA/Vendors. An example being 2 identical 4 bed detached houses in the same estate near me. One had asking price of 320k, the other being sold by a more realistic agent had asking price of 250k! The one at 250k sold in Jan 14 for 255k, (above asking) while the 320k house remains unsold, and if does shift will most likely be well below asking.
While such varying levels of expectation /differing tactics won't always be the case I believe it does account for a lot of the above/below asking price outcomes. Comparing like for like sale prices is the only real measure of comparison IMO.0 -

Ive dont my own research before many times. I know what the state of affairs is. Its people here who need to convince themselves. No matter what I post there will be people who think the opposite anyway, so i wont bother.
This thread is just another example of people picking the data that gives them the answer they want to hear. Use real data if you want to find real results.
Asking prices are not real data. What you are doing is the polar opposite of what EAs do with data, but its as flawed as theirs. If you want real answers forget about asking prices. Use real prices.0 -

You completed the sale in December so thats when it went on the PPR, you went Sale Agreed perhaps a couple of months previously, correct?0 -

The date on the Prp is the day contracts were signed by both parties. i.e The sale closed. We bought a house in Dec. And thats what is listed on Prp (the specific date). I presume its the same for everyone. We went sale agreed in September and the place was listed in August. That date is provided by the solicitor when the stamp duty is paid.
Your analysis is interesting but only proves EAs have no idea of values. It doesnt reflect anything on if sale prices are going up or down over time. Any gap to asking prices over time is meaningless (I think you are actually trying to combat the hype?). A better gauge would be year on year analysis on the Prp but even that is hard due to the low level of detail in it. The best you can do is some averaging.0 -

Its not actually a commentary on the market itself- its an observation of how good sellers were at determining how much their property might achieve in the current market.

Asking prices should NEVER be achieved. People in Ireland seem to think that they are a starting point and price should go higher.
An asking price should be the opening shot in a negotiation where the customer and seller meet in the "middle" of the offer/asking0 -

I agree with both you and Jaybor on this...asking v's achieved is not a great measurement, interesting but not great.
But in fairness to Moxin, all the media reports in the past few days from Myhome, DAFT and DNG were on about rises in asking prices. And trumpeting the fact that they had gone up so much.
So Moxin is doing a service here by comparing asking to what was achieved.
The real test is as Jaybor said earlier...prices per PPR now v's a year or 2 ago. And thats hard to compare given the different sizes of houses on the same street, various states of disrepair etc
But I saw this example given on the Pin some weeks back...Springfield Rd in Templogue, D6W which is close enough to me and so I know the area. It's a small cul de sac but some houses have been extended etc, but there's damn all difference from the outside looking in at them.

Would this attitude not just encourage sellers to set an initial asking price far in excess of what a property is actually worth?? Is that not part of the problem?
The problem was that people never got to see the selling price. Now asking prices have to stay closer to comparable properties. Asking prices should be around that (+ a few grand as negotiation money or idiot tax)0 -
Interesting... I recently asked an estate agent to view a house I was vaguely interested in,, asking price 325k.. she came back right away saying that an offer had gone in for 350k already.. sounds like BS that someone would put an offer 25k above the asking price.
There should be a more transparant approach to bidding on property.. Are estate agents obliged to tell the seller about every offer that comes in on the property?
BTW, I told this estate agent that I was a cash buyer and that I was still interested in viewing.. she then cancelled my appointment because ''something came up with another property'' I wonder does the seller of the house know what a joke their EA is..0 -

in certain markets there is a sense of going in strongly above asking to avoid a bidding war, i bought last year and with hindsight i thought the house was cheap at asking but 'limped in' and there was a number of other parties interested in the house which meant i ended up paying significantly above asking (still happy at that price btw)
if i bid at 350k in your example i could have scared off other bidders and avoided having to pay well over 350 in the end, once people are in a bidding war it can be very hard for them to step back0 -

Got as far as nearly half way for Swords but gave up for one reason. There are no cached results for Cedar Grove, Ridgewood. That estate has 8 PPR results alone in just 3 months, when you add in some more of Swords which are not cached online, the "unable to find" results become too many
Maybe yourself or another poster know what went on there sales wise?0
