Hi Moxin,
Firstly fantastic work and good to see someone doing some work and using proper analysis.
While not trying to devalue it, as referred to by another poster previously I think this analysis is mainly useful for potential purchasers in a particular area in deciding what to bid.
Ultimately you need to look at homogeneous data, period on period to get price movement trends upwards or downwards.
Your work backs up what I believed that in the majority of cases on the north side of the city asking prices aren't being achieved. However this might only suggest that asking prices have become so high that they aren't being achieved. Also it doesn't examine whether the gap between asking and achieved price has narrowed or widened. I'm sure you realise these limitations but I'm sure others will ignore them, as is the way with boards too often.
Anyway my reason for posting was to point you towards this thread in relation to malahide, whereby I tracked the rise in asking and achieved prices over an extended period.
It details a low of €275k being achieved per the PPR for a standard 3 bed in Seabury in 2012 to a high of €380k (house needed updating also) in December 2013. These house are as homogeneous as the come really (built same time, same sizes, nor real room for extensions etc).
I guess my overall point is that it's little consolation to those trying to buy these houses now at the inflated prices that they are achieving a small percentage under asking but still approx €80k - €100k more than 18 months ago.
E.g.
This might sell for €370k or so but there were 4 of these that sold for sub €300k in mid to late 2012.0 -
A snapshot of Beaumont. Its just 6 houses, I left out apartments as cached copies of their histories are a pain to find(hardly there online).
Myhome do have the new price history on their advert when the advert is still Sale Agreed and I think most here have interest in houses rather than apartments

To be perfectly honest with you- it shows no such thing.
It is a commentary on asking prices- not achieved prices, and it has no statistical correlation with increases or falls in prices- its all about the prices vendors are seeking- which may be vastly above what they may have sought a year ago- perhaps- but we simply don't know, because we have no reference point.0 -
The_Conductor, it shows if asking prices are being achieved by sellers in a particular area, the PPR provides the achieved price. Its really down to local knowledge of each specific area especially to know if most houses are identical on a particular street. An estate agent of course can dream up asking prices, the vendor agrees to it. It's obvious here that the info is helping people with knowledge of achieved prices in their local area as they only themselves specifically have the local knowledge of a particular type of property on a particular street.(the rest of us can google it
)

It all really depends on what value you attribute to asking prices- obviously the www.propertypriceregister.ie data will give you the sale price- which is the pertinent information- though obviously its months out of date before you ever see it.
The info is not detailing achieved prices- the propertypriceregister is detailing that- your data is akin to daftwatch, and is interesting- the point I'm making however is that you are looking solely at sellers asking prices- in isolation from any other data- and I'm questioning the value of this data.0 -

Purely through lack of supply- and a rather unusual latent demand. I am personally aware of over 10 people seeking to rent accommodation in Lucan at the moment- most are in Kilcock/Clane/Sallins/Naas and want to get closer to work in Celbridge and Leixlip. None of them can find accommodation. DNG, McDonald brothers etc- are sending them into town- and advising they commute out by rail- which seems ironic in the extreme. I volunteered to do a recce in the Lucan area (as I live here)- but similarly have come up blank.
The issue is lack of supply- it is non-existent.0 -

Got as far as nearly half way for Swords but gave up for one reason. There are no cached results for Cedar Grove, Ridgewood. That estate has 8 PPR results alone in just 3 months, when you add in some more of Swords which are not cached online, the "unable to find" results become too many
Maybe yourself or another poster know what went on there sales wise?

Rathfarnham would not be SCD - have you tried somewhere like Booterstown, Blackrock, Stillorgan as a midpoint (Donnybrook, Ballsbridge etc. will always be very expensive and insanely in demand I imagine).0

How do you make out the Rathfarnham isn't SCD?
A lot of the areas people suggest as part of SCD- are actually in Dunlaoghaire Rathdown- not SCD at all.
Tallaght- which few people would consider an affluent area- is also SCD.......0 -
In the OP's original post there are two Glasnevins being treated as one area there, but most of the properties mentioned are in the newer part (or Glasnevin North) so is not in the least representative of the older part.0

I'm very familiar with the current "old" Glasnevin market and I say houses are definitely going for way above asking prices. I've bid on several in the last six months.0 -

Yes, I know of 3 families trying to buy in the area for the last 6 months (do I know you?:D) Very few properties seem to come up for sale and I'm afraid it's back to gazzumping and bull**** from EAs.0 -

I would define SCD as anywhere with Co Dublin in the address on the Southside. i.e. not a postcode. So it would not include Ranelagh Rathmines etc. which is South Dublin City and a different market imo.0 -

Fine- but then you have to include the greater Lucan area (which includes gentrified Neilstown, Liffey Valley etc- all the way over to Coldblow on the Clonee Road- thats all south of the Liffey, part of SDCC, and Co. Dublin with no postcodes........
Using a label like South Dublin- means whatever you want it to mean. To most people it includes Dublin 4 and much of the commuter belt stretching down past Dunlaoghaire on the coast (there really isn't a cutoff- and even using postcodes isn't accurate- as parts of Leopardstown are insistent that they're Blackrock- which is laughable).
We know what you mean- and you know what I mean. Its a movable feast- and open to interpretation- but in general, its the desireable areas, and not the lesser desirable areas. The difference between D22 and Co. Dublin is 20 feet, and a 40% higher achieved price for almost identical properties........0 -
