    Interesting enough but here is a thought, maybe things are just bouncing along the bottom like our economy little fluctuations here and there, this would probably make the most sense, no more 'surges' no more 'nose diving' it will go up a little, it will go down a little, bouncey bouncey :D

    That is just speculation. Markets don't always make sense. Prices are what one person will pay and what another will accept.

    That stability would be nice, sadly the supply shortage is simply too acute.

    The CSO are probably right(though even lagged), not the estate agents. Even myself has seen the famous SCD asking prices not being achieved in alot of places, that is a sign that most of the media spin on rising prices is indeed spin in order to generate panic and attract property related advert revenue.

    The rising prices is occurring only in specific areas of Dublin and relies heavily on cash. Meanwhile the rest of Dubland continues as is with stagnation and falls.

    I can say asking and selling prices in North Dublin have also gone up. The specific areas people have been going on about are just examples of bigger jumps. Glasnevin, Artane, Donnycarney and the like have gone up and they aren't the prestigious areas are talking about. Rents have also gone up in similar areas. Houses are selling very quickly too. When you see 20-30 people turn up for house viewings you know there is more than just a little interest.

    Even if you believe it is just spin it is having an effect as property is selling very fast. Houses are selling within a few weeks as opposed to a few months. That is no longer spin at that point.

    the shortage only depends on where you are looking I reckon

    Except for all the inherited property that moves around in this country. There is a change a foot not everybody will have bought a property many will rely on inheritance. It used to involve the child that never got married and stayed living at home. The thing is now more people will never be able to buy. That is part of the adjustment within Ireland as we become closer to the global norm.
