    Hi

    My neighbour pays her rent on time but there is a guy who is waiting outside in a van who wants to change the locks as apparently the mortgage isn't being paid. What rights has she?

    Who is the guy in the van representing?
    How does she know the mortgage isn't being paid?

    The guy said the mortgage wasn't been met and he from VPSitex a vacant property specialist. The Landlord is not contactable...

    The property is not vacant...he needs to jog on and go back to his superiors to say there is a tenant in situ.

    Typically a receiver is appointed and the tenant pays the rent to them not the landlord.

    Or a possession order is obtained and the tenant gets notice to quit. In either case, it's not just someone turning up to change the locks.

    But wont the Garda just say its a civil suit and not criminal? The best I can see your neighbour doing is not answering the door. Then if the guy breaks the lock on the door. A crime has then be committed

    Who does the lady pay the rent to - Is it direct to the LL or does she pay the agent? I was thinking if it was the latter, then maybe she could call the agents to find out.

    The Gards will only say it's a civil matter and won't get involved. Unless of course, force is used...
