How difficult is it to get somewhere within a reasonable commute of Kevin street

Hi, Ive heard lots of horror stories about trying to rent in Dublin at the moment. Im starting in Kevin street in September. I dont want to stay in student accommodation. Do I need to start renting now in order to secure somewhere? How bad is it? If I wait until October will it be easier? Thanks
