    On the lookout for a 2 bed house/duplex in a decent area of Dublin

    Not looking for SCD as my job and family are in West Dublin and i don't see what's so great about it anyway

    My budget is 160-200k not going over that as i don't want to take out a big mortgage

    I've been approved for 110k

    Do you reckon the prices will rise or drop in the 2 bed market in Dublin?

    I'm not sure what to do just yet

    You get what you pay for. The prices are rising in all areas and anything in the 2 bed house/duplex in a half decent area has broke the 200 already

    I heard a tax exemption rule will end this year thus reducing interest from investors, whether or not that is true remains to be seen

    I would pay 200k for a 2 bed max, anymore i couldn't justify it mean it is Dublin after all you swear it was Paris,New york etc with the prices at the moment

    For instance a family member recently bought a 5 bed house with a swimming pool in Vegas that works out at 195k Euros

    In most places you get what you pay for, but not Dublin

    Speculating on the property market is what got this country where it is now. If you want/need to buy a house and want it as a home not an investment then you should buy what you can afford.

    Comparing property prices in Dublin to Las Vegas is never going to make you happy or confident in buying. If you want to pay those prices then buy there ;)

    If you're considering a Duplex remember to factor in Management Fees. Depending on the development, these could range from several hundred to several thousand every year.

    Any apartments I have viewed in West Dublin (Ashtown/Castleknock/Clonsilla) and even Dunboyne recently ranged from €1,200 to €1,800 per year management fees.

    A 2 bed in our development is around €800 IIRC, refuse included.

    Yes, in a popular development in Blanchardstown. Very active management company, directors work hard to keep fees low and services high. And yes, I'm one of them ;)

    Given your mortgage approval and your deposit what is the most you would pay for a property that did not require work? How much are you paying in rent right now? Do you believe you will be living in the property for the next ten years? How likely is it your personal circumstances would change, e.g. in a years time could you be the parent of twins, could your job be relocated to Cork? If you answer these questions people would be better placed to give you advice.

    Just watched under offer: the estate agents on bbc.
    2 bed in dagenham, 17 miles from london city centre with tube links sold for 124,950. 5k over the agents expectations. London is widely believed to be in a bubble

    Is there any tube stations in west dublin, oh wait, sorry

    All I can imagine is big Ford factory.
    I met a guy from Dagenham once, but wouldn't like to base my opinion of the area on just one guy.

    You're asking folks to predict the future. Some say prices will go up, some say down. Ultimately either could be right for a period of time but you're the one buying so you need to make the call yourself and if you're looking for a general debate on the matter, find the thread on the front page of this forum with the most posts.

    D15 in west Dublin you would easily pick up a 2 bed for that type of money, in fact you would probably pick up a 3 bed even depending on which part

    this all depends if you view D15 as a decent part of Dublin and the fact you'll most likely be the other side of the M50

    Gentrification going on as some call it here. Would be the cheapest area in london and would have a high degree of regeneration after the recent olympics

    I think prices will stay as they are or rise in area,s where there is a good demand for rental propertys,
    or theres a shortgage of propertys for sale.
    IN dublin west theres plenty of houses in private estates ,110- 140k.
    IF you can find a 2bed house it may be cheaper ,
    most houses in estates are 3bed units.

    I Don,t think anyone can predict the market in 3 years,
    theres too many variables, interest rates, rate of foreclosure for houses in negative equity .The rate of economic recovery in the eu, and ireland.
    There,s plenty of nice private estates in dublin west.

    Yep. Fact is that the British press would have been all over the fact that he's a dyed in the wool Soldier of Destitution and owns a casino, stuff that the Irish press seem very slow to mention.

    Zone's 1/2/3 on the transport links are in a bubble. Dagenham definitely is not

    The tax emeption rule will end, if prices continue as they have been doing the past year.

    A 2 bed close to transport links, the city and amenities will be more than €200k. You'd have to go more suburban for < €200k in a "decent" area.

    Vegas isnt really a great benchmark for a lot of obvious reasons.
