Alterations without Planning Permission - what happens next?

    Hi,

    I have been looking at a house and it seems a dormer window has been added to the front of the house without planning permission. It is definitely less than five years old.

    Just wondering what happens next? Retention? If so, how long does that take? Is it best not to bid on the house? Or do you use it to negotiate?

    Any advice is greatly appreciated.

    The vendor will need to secure retention planning for the window. Until this happens, the house can only be sold to a cash buyer as the banks won't give a mortgage on a house with unauthorised development.
