Buying house & Notice to Landlord

    Hi folks

    Was hoping you could help me with another query.

    We are currently buying a house , are mortgage approved and are just waiting to sign contracts . We are waiting on the seller to send the contracts to our Solicitor.

    We are currently renting and our landlord is not the easiest person to deal with at all . We are in the house 15 months and once the contracts were signed we were going to give the required notice

    Lo and behold the landlord turned up the other evening wanting us to sign a new lease on the spot which would take us up to the end of this year . We told her we wouldn't sign it there and then and had to look over it . They got very annoyed and said they wanted it signed but we said we were under Part 4 but they kept saying our contract was up and we had to sign a new one

    Any advice on what to do ? We really don't want to sign anything when we are so close to buying . We are not sure wether to tell them we are buying and would be (hopefully) leaving soon but we are worried the sale could fall through and she would give us our notice to leave . We have a young baby so sm worried about bring left with no home at all !

    You don't have to sign anything. You will be required to give proper notice when quitting the property though.

    Another point: if you haven't had a rent review in the past twelve months, the landlord can perform one now and raise the rent if it is below market rate for the area.

    They put up the rent last month alright but mentioned nothing about a new lease then.

    Then you're staying at the same rental rate for the remainder of the twelve month period.

    They're trying to lock you into a lease, a form of contract. There are normally some benefits in this for you, but not if you're planning to move out.
