Hi all! We have been experiencing an issue on site where threads have been missing the latest postings. The platform host Vanilla are working on this issue. A workaround that has been used by some is to navigate back from 1 to 10+ pages to re-sync the thread and this will then show the latest posts. Thanks, Mike.

Going from part IV tenancy to lease, any point?

My apartment, along with others in the block, was bought. I am living there a few years and am in a part IV tenancy. If this new landlord wants a lease drawn up (I think they do), is there any benefit to me agreeing with this or not agreeing with this?

If you sign a lease it will fix your rent rate for at least another 12 months, provided there is no rent increase in the rate they offer with the lease. Also it means you can't be asked to leave except if you breach your obligations in the lease.

On the downside - you will most likely be unable to move for 12 months without incurring a significant penalty.

That's not too bad if they don't increase rent. Hmm. Thanks.

If for example, the last rent review occurred 9 months ago, can the proposed lease contain another rent rise?

Only if the increase becomes effective in 3 months.
