Voluntarily ending a fixed term lease

Potentially stupid question but here goes... If a landlord and a tenant are both happy to voluntarily end a fixed term lease prior to date stated on the lease - is a written agreement signed by both parties sufficient? Are there any notice periods served by either party in addition?
