Mortgage approval to build a house

    I recently got mortgage approval in principal through Haven with a broker. I was approved for 262k and when we went for the approval we were looking at buying a house for around 275k. In the last week a site with planning permission and a derelict cottage has come on the market in an area we are very interested in. If we were to try and buy this and go down the building route would our mortgage approval in principal still stand or would we have to reapply for a different kind of mortgage? Thanks in advance
