On Mortgages.ie they have a mortgage calculator. First question, is the 'How Much Can I Borrow' section reliable for 2014? Is there any more reliable calculator?

Second, in the 'Occupation' section they have a note: "Civil servants may increase their salary by three grade points." Do "civil servants" include teachers with permanent/CID contracts, or is it just for the civil service as opposed to the public service? Also, what do they mean by "three grade points"
