    Hi I'm thinking of renting a 3 bed here - it seems a very central location - anybody know what the area is like ? Thanks

    Its just around the corner from Carey's Newsagent on main street. The big issue- parking is not assigned, and very often fully used up during the daytime by the public- as all parking on main street is metered. Also- the local dole office is on the corner of Gandon Mews- so you can have people hanging around waiting for their appointments etc.

    Main Street- which is 15 seconds from your front door- has a lovely artisan butcher, several coffee shops, a bakery, a fruit and veg shop and 2 pharmacies- within 30 seconds of your front door.

    Traffic into the village can be nuts when the schools go back- and from 5 to 6.30 every evening.

    Main Street closes fully with barricades three days a year for various festivals- St. Patricks Day, a summer festival and a harvest festival. If you're locked out- you're locked out- can be annoying.

    It is a great location though. I live across the road- at the Ulster Bank on the corner.

    So- pros and cons.

    Also fyi- 4 of the properties in Gandon Mews have sold this year- and are now owner occupied. They were all receiver sales. The last 2 bed made 190 and 3 bed 240k

    Its not viewed as a prestigious address- but the neighbours are nice- and the area is safe. If you go there in the evening- you'll see young children playing out in the street- it is really that safe.

    Suggest you visit it at a few different times during the day- to get an idea of traffic etc- but....... it takes less than a week to rent property in the area- vacancy rates are next to zero- if you're interested at all, you will have to come to a decision pretty much on the spot.

    FYI- the 2 beds there go for 600-750 and the 3 beds for 850-1000. If you go to the Village Weir or The Rectory across the road- which are both gated estates- the going rate is 800-950 for a 2 bed, or 1100 to 1400 for a 3 bed.

    Thanks for reply - estate agent asking 1250 for the 3 bed duplex in Gandon Mews - it is in good condition, but is this expensive ?

    1250 for rent is speculative on the part of the owner- but with supply non-existent in the village- someone will most probably give it to them.

    Yes- its expensive, and indeed significantly more than other units recently let- but........ there is no supply- and they certainly will get it.

    Your call really.

    Thanks very much for reply - is there any 3 bed to rent in village at the moment for less than 1250 per month ? Should I wait & see if something comes up ?
